Cedar Falls zoning panel approves future building at Viking Road commercial plaza

CEDAR FALLS — A 10-minute meeting of the Planning and Zoning Commission Wednesday ended with a favorable recommendation for the developer of the commercial site at Block 920-940 of Viking Road.
The commissioners unanimously voted to recommend approval of a site plan for the final 6,050-square-foot building. The proposal is expected to be considered by City Council on February 6.
Workers are in the middle of constructing the penultimate building on the property. As part of a project that has been in the works since 2016, developers are also trying to incorporate standard recommendations from the city’s planning and engineering departments, for things like rainwater and parking.
The application is “pretty superficial,” said Chairman David Hartley. “The development is nice. I drive past it every day.”

The plaza includes three already constructed and operational facilities, including the central building to the south.

The main building is about 55,000 square feet and includes notable tenants like Fit Courts, as well as Sidecar Coffee and Balance Hot Yoga Studio, businesses that recently opened there.
After completion, the square will consist of a total of five buildings. The final two commercial buildings are located on the east and west sides of the property and are part of the other approximately 30,000 square feet.

If the local council agrees, the shell of the final building for three to four tenants will be erected on the west side of the 14-hectare site in late summer. Doors could potentially open in 2024, said David Sund, construction manager at Echo Development Group, after the meeting.
Currently under construction on the east side, the building on the east side expects three companies – one is Agape Performance, an extension of the local physical therapy clinic, and the other two are undetermined, although a sign indicates Daily Dose, a shake and energy bar, may appear as one be of them – to move in and open as early as late spring, according to Sund.
The project was carried out by Hi Yield, a company with well-known developer Brent Dahlstrom, and has become a destination for those looking for health, sports and leisure products, amenities and services.

In another deal, at the commission’s unusually short meeting, Hartley agreed with the other commissioners to have a future discussion on the possibility of asking the council to authorize a reduction in the number of sitting members.
The commission consists of nine people but recently lost two, Mardy Holst and LeaAnn Saul. Replacement has not yet been named.
